Insurance Question: What do I need to know about the Condo's Master Insurance Policy:   Answer: Deerfield Forest Condominium�s master insurance policy is with Community Association Underwriters (CAU) through Rodman Insurance Agency. All Owners are reminded that the master policy provides property coverage for all permanently installed fixtures, improvements and betterments within your unit against covered causes of loss, whether those items are originals or replacements. That coverage, however, is subject to the following deductible: $10,000 PER UNIT FOR ALL COVERED CAUSES OF LOSS It is the Board�s policy that losses (or portions thereof) not exceeding the association�s deductible shall be the responsibility of the unit owner(s) involved in the loss. As a result, it is imperative that you check with your own agent to make sure that your Unit-Owners Policy(HO-6) provides adequate coverage to meet any deductible obligation that you have. It is suggested that your coverage include $15,000 under �Coverage A - Dwelling� to respond not only to the association�s deductible but to losses that might be excluded under the master policy. Your coverage should also include the �Unit Owners Special Coverage A� endorsement(Form HO-1732). PLEASE CONFIRM WITH YOUR AGENT THAT YOUR POLICY WILL RESPOND TO THE ASSOCIATION�S DEDUCTIBLE. The master policy DOES NOT provide coverage for your personal effects (i.e. clothing, furniture). Please consult with your personal agent to discuss your specific coverage needs. The unit owner will be responsible for any damage caused, either directly or indirectly, as a result of leaking or flooding emanating from their hot water heater. Please contact the management office for information on when your tank needs to be replaced.   Back to top Pets Question: Are pets allowed at Deerfield?   Answer: No pets are permitted at Deerfield Forest Condominiums. Questions regarding the pet policy should be directed to the management office at (508) 655-5500.   Back to top Fire Places & Barbecue Grills Question: Why can't fire places at Deerfield Forest be used ?   Answer: All fireplaces in the units are decorative only, and are not functional. It is against the rules and regulations of the Trust to use any fireplace in the units of the Condominium. Specifically, there shall not be permitted any manner of lit fire within any fireplace in the Condominium units. Installation of wood burning stoves is expressly prohibited. Each unit wwner shall be responsible for the actions of his tenants, guests, or invitees in connection with this prohibition.   Back to top Question: Are charcoal or propane grills ok to use at Deerfield ? NO !!   Answer: The rules and regulations governing grills are as follows: 1. There shall be no barbecuing with charcoal or propane grills on any balconies or patios within the Condominium. The use of electric grills is permitted on the balconies and patios of the individual units if the electric grills are placed away from the building�s vinyl siding and are not stored until cool to the touch. In addition all electric grills must be used in such a manner that any odors will not disturb any other Unit Owners or guests. The use of charcoal grills only shall be permitted only in the designated barbecue areas located behind the tennis courts and under the following conditions. (a) lit or smoldering barbeques shall not be left unattended; (b) lighter fluid, matches, and other combustible materials shall not be left in common areas or within reach of children and shall be promptly stored in a safe place after each use; (c) The use of a propane grill is not permitted anywhere on the Common Areas and Facilities of the Condominium or within individual units at any time. (d) Propane gas tanks shall not be stored within any unit or Common Areas and Facilities of the Condominium, nor shall gas tanks be stored in any area where they will be exposed to excessive heat; and (e) All coals shall be properly disposed of after use and all food scraps, grease, spills, etc. shall be thoroughly cleaned from the designated barbeque areas after use.   Back to top Move In / Move Out Question: Do I need to inform the management office if I am moving in or out of the building ?   Answer: The management company needs 24 hours notice of the moving in or out in order to coordinate and supervise. Any damage to any part of the Common Areas and Facilities shall be paid for by the Unit Owner who shall have caused it or at whose direction such moving or delivery was performed.   Back to top Question: Do I need to leave the heat on in my unit when I am not at home ?   Answer: We must always maintain a temperature of at least 58 degrees Fahrenheit to prevent freezing and bursting of water pipes.   Back to top Question: Who is the cable company and how do I contact them?   Answer: The cable company is Comcast and you can reach them at 1-866-928-9135, to add or change service.   Back to top Question: Who is the phone company for the Natick area?   Answer: The phone company for the Natick area is Verizon and you can contact them at 1-800-646-6909. From this contact number you can order or change service.   Back to top Question: I am a new ower, should I change the locks on my doors?   Answer: The management company strongly recommends that you change the locks on your unit doors. Please be reminded that a extra key has to go to the management office, in case of an emergency.   Back to top Question: Do you know how I could get a schedule for the M.B.T.A.?   Answer: You can call 617-722-3200, for the M.B.T.A (train schedule information.)   Back to top Question: Where is the Natick Post Office and how would I get in contact with them?   Answer: There are two post offices in Natick. One is located at 15 Common Street in downtown Natick. They can be reached at 508-650-9553. The other is located at 177 Pine Street and they can be reached at 800-275-8777.   Back to top Parking Question: Can I park my Boat or trailer at Deerfield ?   Answer: No boats, boat trailers, other trailers, �storage pod� or other portable/temporary storage facilities, mobile homes, vans, motorcycles, trucks or commercial vehicles shall be permitted at the Condominium without the prior written consent of the Trustees. No vehicle which cannot operate on its own power shall be permitted on the Condominium property. Storage of any kind is not permitted on the parking areas or any other common area.   Back to top Question: Can I wash my car at Deerfield ?   Answer: No. Washing your car in the roadways or parking areas at Deerfield is prohibited.   Back to top Question: How many cars can I park at Deerfield ?   Answer: Parking at Deerfield Forest is provided on a first come first serve basis. Per the Master Deed of the Condominium, one parking space can be used by a one bedroom unit and two parking spaces by a 2 bedroom. Exceeding your number of parking spaces is a violations of the rules and regulations and the Master Deed of the Condominium.   Back to top Trash Question: How do I dispose of of Non-Household Trash (TV�s, Computers, Construction Materials & Debris, Ect.)   Answer: If the need arises to dispose of non-household trash such as computers, monitors, televisions, exercise equipment, appliances or furniture of any kind, please contact the Management Office for instructions.   Back to top Window & Door Replacements Question: What are the benefits to installing new windows and doors?   Answer: � Increased value to your unit � Energy savings � Sound attenuation - reduction in noises from outside � Fully functional window and doors � Tilt in windows - can be cleaned from the inside � Insulation will be added around window and door frames   Back to top Question: Do I need approval from the Condominium to replace my windows?   Answer: Yes. Any project including the replacement of any window or door at Deerfield Forest requires written approval from the management office.   Back to top Question: Do I have to replace all my windows at the same time?   Answer: No. You can replace as few as one window; however, if you are replacing a window that that has another window immediately adjacent, you will need to replace both.   Back to top Question: Is there a certain window, door, or slider I must install?   Answer: Yes, the only approved window is a Harvey Vicon New Construction Window, color white, with 9x9 grid patterns. The approved patio door is a Harvey Thermatru SmoothStar Full-view doors. The slider is a Harvey Vinyl Patio Door.
